"AVOID THIS INCOMPETENT OFFICE! They failed to renew my FEMA flood policy as they had agreed to and the lapse caused the policy to expire. I tried to reactivate the policy, however FEMA will not honor the Annual Increase Cap Discount. My annual premium went up $3,732 because of their incompetence!"

FEMA has advised that the premium caps cannot be honored once a policy lapses.
